The party asks around about the disappearance of Floon Blagmaar. They encountered some resistance, but finally determined that he'd been followed out by 5 men who were known to hang out at a Candle Lane Warehouse.
The party explores the warehouse on Candle Lane, a rundown structure showing every initial sign of being abandoned.
The party tracks Floon Blagmaar and his abductors into the sewers near the Candle Lane Warehouse.
The party explored and cleared most of the Xanathar Guild Hideout, encountering and killing in the process several goblins, a grey ooze, Grum'shar, an intellect devourer, and most concerning of all, a mind flayer.
In the end, the party was successful in the rescue of Floon Blagmaar.
The party returned to Volothamp "Volo" Geddarm with Renaer Neverember and Floon Blagmaar accompanying them. Volo was delighted, and offered them Trollskull Manor as a reward. They accepted, and spent the night.
The party meets with Volothamp "Volo" Geddarm and Renaer Neverember for breakfast at a local cafe.
From them, the party learns that Renaer's father, the former Open Lord of Waterdeep, is connected to a lost fortune in gold dragons, and that an object called the Stone of Golor is connected to the treasure.
The party met with Kylynne Silmerhelve, a tiefling magistrate of the Waterdeep courts at a courthouse in the Castle Ward. Silmerhelve witnesses the final transfer of the Trollskull Manor deed and collects the processing fee, which Volothamp "Volo" Geddarm paid on the party's behalf.
Caitlin wished to return to the Xanathar Guild Hideout, as they had previously left without fully clearing the location.
Their second expedition brought them into conflict with a gelatinous cube, which had largely done the job of clearing the area for them. It had consumed a lone remaining goblin and a cache of treasure, which the party recovered.
The cache consisted of 150 gold dragons and 15 silver trade bars, weighing 10 lbs each, worth 50 gold dragons each.
Argen'Ti began the work of cleaning the manor, restoring it to a comfortable, liveable state.
Caitlin arranged to purchase 30 blankets from the Launderer's Guild and makes a nest of her room.
After Caitlin's nest was complete, she, Delgren, and Tanita visited Steam & Steel, meeting Embric and Avi, fire and water genasai, respectively. They're able to exchange the 15 silver trade bars for 75 platinum tricrowns.
Caitlin & Tanita next visited Book Wyrm's Treasure and met Rishaal "the Page Turner", the golden dragonborn proprietor of the book shop. He promised to research Caitlin's ... condition.
The party awakens to a magically delivered (via Magic Bird) invitation from Mirt the Moneylender to attend The Fall of Tiamat opera at the Lightsinger Theatre in the Sea Ward, formalwear required.

Caitlin takes a quick trip to the The Yawning Portal to confirm the authenticity of the invitation with Renaer. He is not there, but Volo assures her of its legitimacy.
The party go on a hasty shopping trip find suitable outfits for attending the opera.
The party met Smiley, a blugruim, a race nobody has any knowledge of. Mirt asked that Smiley be allowed to accompany the party. Smiley carried a large chest of potions to be delivered to their home at Trollskull Manor.
Caitlin tracked down Yagra Stonefist while looking for a representative of the Zhentarim. She convinced Yagra that she needed to meet with Davil Starsong, the leader of the local Zhentarim chapter.
Yagra lead Caitlin back to the The Yawning Portal and introduced her to Davil, who was already aware that Caitlin had been seeking to meet him. She provided information to Davil about the party's meeting with Mirt, which mostly amused Davil but also impressed him. He offered Caitlin a position within the Zhentarim organization, which she accepted.
The party dealt with a troglodyte threat, blew up a part of the sewers (without damage caused,) and earned the respect of Civilar Bruman of the Waterdeep City Watch.
After their adventure with the troglodytes, the party returned to Trollskull Manor to find a disturbance in the taproom that they could not account for.
The party were rudely awakened when an earthquake struck Waterdeep. Checking the premises, they found no damage done to their property, though they did overlook checking the cellars.
Outside, the entire city had taken to the streets in confusion, with the Waterdeep City Watch on high alert and working to keep the populace from panic.
The party visited the site of the sinkhole that opened up, causing the earthquake. There was nothing they could do for the city, but learned that Acquisitions, Incorporated might have things they could help with. They went to meet Omin Dran.
The party activate the portal and find that Trollskull Manor has somehow swapped places with a near-duplicate of itself located in the outskirts of Phandalin. They also learn of a secondary portal function that allows them to travel without "moving" the manor itself.
The party returned home; Avi arrived to work on the locks of the manor. Finally checking the cellars, the party finds that the quake toppled some poorly-constructed walls that had blocked off parts of the cellar, revealing a portal apparatus. They activated it.
Smiley's focus on physical excellence and martial training has lead to his embodying the Champion archetype.
The party met Sister Garaele and Townmaster Harbin Wester of Phandalin to discuss the implications of their sudden arrival and activation of a major magical artifact. They also meet the druid Broch Smuir for the first time, who is concerned about a band of orcs raiding caravans on a road near town.

She allowed her focus to fixate on a pamphlet published by Acqusitions, Incorporated that prominently featured the handsome and charming James "Jim" Darkmagic III, and in so doing she unwittingly tapped into something that lay dormant within her. Much to her delight and surprise, she found herself able to perform magic.Tanita multiclassed as a Warlock.
A pact Tanita had made earlier in her life has now activated, unlocking access to powers she'd never exhibited before.
Broch Smuir, though a druid, is fascinated by the portal and these people who have arrived in Phandalin. He takes up with them, pondering possibilities for the future. Among these possibilities are numbered bees; he sets up what he hopes to be the beginnings of a hive close to Trollskull Manor's Phandalin location.
Smiley met Maza Fieldsalder, the resident blacksmith, weaponsmith, and armorsmith of Phandalin. He inquired about her work and the town, and whether the town had any significant collections of books or lore around, in hopes of finding information about his mysterious Blugruim race. Unfortunately she was unable to be of assistance.
The party checked the job board at Phandalin, learning of the raiding orcs hitting caravans that Broch had spoken of, as well as the Redbrands, a supposed mercenary band who in reality were little more than brigands and thugs terrorizing the town from within.
Afterwards, they learned a little more about the Redbrands and their home base while dining at the Stonehill Inn; a little boy knew something of a secret way into the Redbrand's headquarters.
The party returned to Acquisitions, Incorporated in Waterdeep to discuss finalizing the franchise with Omin Dran. Dran, however, had already forgotten who they were and mistook them for another group of adventurers. Tossing some money their way, he assigned them the task of helping investigate the sinkhole that had opened up earlier in the morning.
The party descended the fissure into the system of caves, looking for the trail of a pair of Watchmen, Watchman Yander Boot and Civilar Ava Teeshe, whom they were to locate while surveying the damage the quake had caused. The trail was easily found, but before they could follow it, they fought and defeated three giant centipedes and a slithering tracker in a dangerous battle.
The party met the Waterdeep City Watch guardsmen who were stationed by the warehouse where a secondary entrance allowed access to the sinkhole. With a little vague talk and charming hand-waving, they were able to convince the guards (who weren't all that interested anyway) that they were who they claimed they were, and were granted access.
The party encountered a group of four pools and deduced by examining engravings in the room that they were a form of religious rite or trial that had to be undertaken to proceed along the Watchmens' path.
The party successfully navigated a long series of confusing tunnels. At one point a collapse had resulted in their path being blocked entirely; they were forced to clear and shore up a section of tunnel. They were ultimately successful, but exhausted themselves badly in the process.
After dealing with blood weeds and an acid trap, the party attempted to get a short rest in. It helped some, but they knew the going was going to be rough from that point on.
The party encountered and dealt with a number of traps, including a weak fire trap, a harmless water trap, and a much more harrowing trap that teleported Argen'Ti and Smiley into a dark room, wrapped them in cloth, and had the rest of the party fight four zombies that were all-too-similarly wrapped.
The party fought and killed a giant spider. Unfortunately they discovered that one of the spider's previous victims had been Watchman Yander Boot.
The party met Gorkoh, a goblin who at first claimed to be a mighty wizard wielding a powerful wand. The party were divided over whether to believe him or not. He claimed knowledge of an artifact that may have been the source of the sinkhole and earthquake, and warned the party of a monster that they were going to have to battle to move on.
Gorkoh the goblin has temporarily allied with the party for mutual benefit in their respective searches for Caerhan the dwarven adventurer and Civilar Ava Teeshe.
The party defeat two darkmantles, rescuing the bronze dragon hatchling Dabshabah in the process.
The party defeat the Entropy Guardian, rescue Armar Ava Teeshe, and recover the remains of the housing of The Orrery of the Wanderer. This also completes their Acquisitions, Incorporated-assigned task of investigating all the tunnels connected to the fissure. On their way out, they locate an exit for Dabshabah that allows the small dragon to exit without having to face the Dragonward of Waterdeep.
The party finally got a long-needed, well-earned long rest.
The party met with Omin Dran again, reporting their successful clearing of the fissure complex. They received their next instructions and a reward for their efforts.
Tanita approaches Rishaal of Book Wyrm's Treasure about getting items identified. Instead, Rishaal instructs her on how to do the identification herself, which will save the party significant money. (And him significant time.)
The party prepares to journey to Phandalin by road. Caitlin buys a covered wagon and two donkeys, the others procure supplies.
The party identifies a ring looted as treasure from the troglodytes as a Ring of Regeneration.
The party come across two lovers from Phandalin, Bertice and Grovet, who are moving to Waterdeep. They're fleeing the disapproval of the Bertice's father who feels the two are too young to marry.
The party rid the roads of a band of three ogres whom they'd seen signs of on previous days.
The party conclude their road trip to Phandalin, delivering Dabshabah the dragon to their remote manor north of the village.
