Kociak Estate

The Kociak Estate occupies fifty acres of land that's been passed down through the family for centuries. The property is partially surrounded by a lush jungle and a private beach. The current ruling family resides in the main manor, a two-story structure built of stone and stucco. Many windows line its walls, filling the home with natural light. The manor's basement mostly serves as private quarters for the staff, which were renovated when the current ruling family moved in. Other rooms serve as storage or shelters when the need arises. There's also a sealed entrance to the family catacombs. It's permanently manned by a pair of undead sentinels who don't let anyone in without the express permission of the queen and king.   Surrounding the homes on the property is a massive garden that's only grown with every generation of Kociak. It gives the illusion of them drowning in a sea of colorful flowers and shrubbery. Ornamental koi ponds are scattered throughout, each housing not only fish but beautiful lilies as well. Peacocks roam freely, including the luxurious dreamer peafowl that became a status symbol for the family. The estate is a sanctuary for a wide variety of animals, both exotic and mundane.   Housecats, spotted deer, bengal foxes, long-tailed hamsters, and parrots are some of the animals that can be found meandering the grounds. They're fed and protected by a dedicated team of caretakers. Wild creatures often wander in as well, but predators are chased off before they can cause any injury to the residents of the estate, including its animals. A pair of dandy lions live in the main manor and are often the highlight of anyone's visit. Their names are Alexio and Amatus, and they were adopted by the queen and king when they were cubs.   Outside of the main home, the estate is shared by several lesser familial houses that are luxurious in their own rights. The residential area of the property is surrounded by a stone wall that's guarded day and night. Teleportation onto the estate is forbidden due to past unsuccessful attempts of violence against the ruling family. Beyond the inner garden are many guest cottages and homes for the estate's staff. Visitors of uncertain loyalty, such as diplomats and merchants, are housed here.   Due to the corruption that was deeply rooted in the former royal families of Basilla, their estates often contained secret rooms for all manner of disturbing deeds and dark magic. After the assassination of Sunyeros Kociak, any hidden rooms in the main manor were destroyed, renovated, and consecrated by Industria Cellini and Elathera Clearwater. Teleportation isn't the only banned magic on the property: scrying is as well. Any magic that could breach the family's privacy is forbidden. Usage of these spells is subject to fines or imprisonment depending on the caster's motivations.
