Manor De La Boar

The Manor

1.5 hour easy ride north of Calenton, near the river. Surrounded by farms, it has a small cobblestone wall about three feet high that encircles the perimeter of the manor and gardens. The manor is near the edge of the property, and the property extends several acres all the way to the river. There are fences that separate the main property from the farms. The manor is made of stone and is three stories high.

Amenities

Potion Room

Downstairs behind some books is a keyhole, turning the key moves the bookcase soundlessly to the side. Inside are ingredients for potion-making.

Artificer’s Room

On the second level doorway is between two suits of armor. Moving a shield to one side opens the door. Inside are a couple of barcalounger chairs, some exotic books, a secret storage cubby behind the bookshelf, and an artificer’s table with tools and some metal.

Fire Giant’s Silver Crown hangs as a chandelier in the dining room

The hand and upper arm of a troll is stuffed and hangs on the wall

Stables

Stables with room for 20 horses. There are three horses that belong to the manor, and one carriage that can carry up to 6 people and two drivers.

There are 8 trained warhorses here now.

Gardens

Garden with flowers and pretty things to look at. One at the backside of the house (three rooms have a view of it). Another smaller one in the front of the manor as you approach.

Archery Range

All the targets appear to have been hit by fire or torn through with power other than a blade.

Docks

The docks can currently hold 15 river vessels at once.

There are 8 acres of undeveloped space on your land

Boars Head Inn

The inn is built down by the Bantone River and currently has 18 rooms plus rooms for Faendez parent's Mal (Human) and Serenity (Wood Elf) who run the inn. The inn has a three-headed skull mounted above the bar from a skeleton the team killed. It also has a dragon ball bag hanging above the door. There's a giant cat skull hanging on the wall.

A second set of sleeping quarters separate from the main and has also been built and has 10 more rooms. It's being expanded further.

Brewery

Faendez's Dad, Mal, started a brewery that is attached to the back of the inn.

Merchantile

Run by Belamen, a merchant expanding from Calenton. He keeps the place stocked and has built a small place next to the inn.

Boar Stables

Room enough to house 30 boars at full size and several mothers managing babes.

Kobolds Underground Abode

The kobolds built this for themselves and live there while doing their crafting and research there.

Eirey for Wyverns

An Eirey has been built for the wyverns. One egg has hatched already.

Demonstration area

Arena-style amphitheater with seating for about 2000. The large festival held its big events there, much if the funds earned from that covered the cost. The purpose is to create a draw to the area for regular events.

Denizens

Dense: Kobold Inventor, his sister, mother, and 3 friends. They all hope to make a new home here and start creating new things. Dense and his sister Mulada are particularly excited to work on some inventions they've had in their head.

Alex: Goliath, manages the boars breading, directs training of the boars for riding. Offers muscle when needed. Elsa has taken him as her companion.

Dar'uc Gleeblade: Orc that is the bouncer at the inn. He's pretty gruff but feels indebted to the group after he spent at least 2 years enslaved by the Mind Flayer. He doesn't talk to others much be is willing to laugh with Alex, Noc, Faendez, and Lerona with whom he feels some kinship.

Gon: A healer that Noc knew from Aliedel has made his way down here at your request because he’s heard some recent stories about you. He’s there to work with you on your off time and provide services. Not sure how long he’ll stay yet.

Baxter the Alchemist: He has come to setup and an expansion at the Manor. He's drawn to the idea of working with Noc who is as excited about potion-making as he is.

Belamen: He is a halfling merchant from Calenton that sees your little stop on the river as the right kind of investment. He’s leasing the land from you and making his own profit.

Potion Makers: Two potion makers work in the lab and make Noc's Hangover Cure fulltime. It's become a thriving business.

Leased Land

Farming

There are 14 surrounding farms that are leasing land from you. They all work the land and far crops and livestock as part of the lease deal. They keep 80% of their profits and you get 20% along with receiving a small amount of the food stores yourselves to feed the manor and its staff. In return, you also employ a contingent of 16 guards that patrol the area and ensure peace and safety to the families leasing from you.

Before your arrival the manor had infrequent visits from its master because of the time he spent at court instead.

You've started paying one of the local farms to grow the herbs needed for Noc's hangover cure. They grow them in greenhouses to ensure they can be grown year round.

The manor is current cash flow positive, but barely. After expenses you clear about 25gp a month. Right now this is almost completely from farming.

Some of the more expensive treasures found recently have been stashed around the house in case Pentor needs them for business.

Greenhouse - Get a greenhouse built for Herbology (alchemist lab nearby) - Away from kobolds

Trading Post - The trading post needs to be finished, stocked, and staffed

  • Trading with Dwarves from Borouqual should begin quickly
  • Elsa is establishing trade relationships with her family

Buy warhorses - 2000gp (from Lord Caldaway), Fast Jack should be in charge of breading. You'll need someone that can train warhorses for battle since Fast Jack only raced in his youth.
