Within the facility, no Akvans, no Sepids, no Shiras, 1 Ghawwas, 3 Pairakas including Fake-Yvette, 6 Bushyasta, 5 Carmicheals, 8 Agash, 11 Dorru. – 166 HD of Divs.
33 HD of culprits.
Ghawwas is inside a minotaur named Bessie Macaster.

So long as you have those and the gem dagger and at least 4 ritual participants of which at least one must be a caster and the steps for the ritual that are laid out in the notes, can in theory cast without using any other spells.
Transfer the Div into a person, brand that person and complete the ritual to make it permanent without needing to use additional magic yourself. Getting the Div into the dagger might be a little more tricky.
